JPI Returns to North Carolina with $150M Durham Development

After a 15-year hiatus from the North Carolina market, developer JPI has acquired a 12.6-acre site in Durham to build Jefferson Watts. The $150 million project, situated near the Duke University Medical Center, signals the firm's aggressive entry into the high-demand Raleigh-Durham region ahead of a July 2026 ground-breaking.

The development will feature a mix of 398 luxury apartments and 42 townhomes, aiming to capture demand from the massive employment base at Duke University. With construction starts across the metro area declining by up to 65 percent recently, JPI is betting on a supply-demand imbalance to drive success. Jake Fortune-Greeley, Vice President of Development for the Southeast at JPI, noted that the site’s proximity to both the medical center and a significant graduate student population makes it a difficult location to replicate.

The project includes a diverse housing mix, ranging from studio apartments to 2,000-square-foot townhomes with high-end finishes and private garages. To address local housing needs, 39 units are designated as affordable. Beyond the residential units, the community will offer upscale amenities, including a fifth-floor sky lounge overlooking the Hillandale Golf Course, a resort-style pool, and dedicated coworking spaces. The project is being executed alongside design partners Cline Design, McAdams, and KAI, with full completion expected in 2028.
