A four-building flex industrial park in North Fort Worth has reached full subscription, drawing $9,267,538 in equity from accredited 1031 exchange and cash investors. The offering, managed by Cove Capital Investments, underscores a growing appetite for debt-free real estate assets in high-growth Texas corridors.

The 53,300-square-foot property serves as the foundation for the Cove Fort Worth Small Bay Industrial 96 DST. Strategically located near major transit arteries including Highway 287, Highway 114, and Interstate 35, the site benefits from the rapid commercial expansion defining the Dallas-Fort Worth Metroplex. According to managing partner Dwight Kay, the firm intends to drive value through strategic lease renewals and potential industrial outdoor storage development.

Cove Capital emphasizes a debt-free investment model to mitigate risks typically associated with lender foreclosure and interest-rate volatility. Principals at the firm maintained their standard practice of co-investing alongside their clients to align interests. The offering also includes a flexible 721 Exchange exit strategy, providing investors the option to transition into a future UPREIT structure only after conducting independent due diligence on debt levels and dividend coverage. With a national portfolio exceeding 4.2 million square feet, Cove Capital continues to target industrial assets that offer both immediate income potential and long-term appreciation in supply-constrained markets.
