The local market in the 32963 segment recorded 147 sales during the first six months of 2026, compared to 99 during the same period a year prior. While median sale prices have climbed 19% since 2021, the cost of ownership has shifted significantly; median annual maintenance fees jumped 83%, reaching $18,256. According to Scott Reynolds of The Reynolds Team of Compass, this increase represents a strategic trade-off. Buyers are no longer gambling on potential future assessments, as they can now review completed reserve studies and verified structural schedules before committing to a purchase.
This demand for clarity coincides with Florida’s post-Surfside regulatory environment. With the December 31, 2025, deadline for milestone inspections and reserve studies approaching, inventory has tightened, falling 22.8% year over year. The market remains heavily driven by cash transactions, which accounted for 87.8% of all closings this year. These buyers, largely insulated from interest rate volatility, appear to favor buildings that have already cleared the hurdle of structural funding. As days-on-market metrics settle into a more deliberate pace, the strength of an association’s balance sheet has become the primary factor in maintaining property value and liquidity.
