By embedding TractIQ’s data into the Hummingbird PMS, Tenant Inc. automates this research, allowing operators to monitor rates within a 3, 5, or 10-mile radius without leaving their core workflow. This integration surfaces competitor street rates, rent roll benchmarks, and management snapshots directly into the software interface.

Lance Watkins, CEO of Tenant Inc., stated the Nectar API was designed specifically to integrate third-party data platforms without adding friction to daily operations. Noah Starr, CEO of TractIQ, noted that this tool provides independent operators with the same granular market visibility previously reserved for large REIT pricing teams. The system includes automated rate trend lines and geographic heatmaps, ensuring users can adjust pricing based on immediate density and supply shifts rather than outdated spreadsheets.
