A development partnership has secured $4.35 million in construction financing for Estero Oaks, a 14,000-square-foot retail center in Fort Myers. Arranged by Mercury Capital Partners, the five-year loan provides the developer with a 70% loan-to-cost ratio and a two-year interest-only period to support initial construction and lease-up efforts.

The financing package carries a mid-5% fixed rate, featuring a 130-basis-point spread over the five-year U.S. Treasury yield. By sourcing the capital from a large credit union, Mercury Capital Partners bypassed more expensive lending alternatives, resulting in approximately $400,000 in savings for the client. According to Michael Jaworski, a principal at the firm, these savings represent a 180-basis-point reduction compared to other available market options.

Closing in 45 days, the deal underscores a persistent appetite among lenders for retail developments backed by sponsors with deep local experience. The project serves as the latest mandate for the firm, which operates as an independent advisor focused exclusively on senior debt. By leveraging proprietary lender relationships rather than pushing internal balance sheet products, the team secured terms tailored to the specific business plan of the Estero Oaks development.
