The company reported second-quarter net income of $185.4 million, a significant increase from $51.2 million in the same period last year, largely driven by mark-to-market gains on its equity investment in Lineage. Adjusted Funds from Operations (AFFO) reached $1.34 per diluted share, representing a 4.7% year-over-year improvement. Performance was bolstered by contractual same-store rent growth of 2.6% and a disciplined capital deployment strategy.
CEO Jason Fox noted that the firm’s investment pipeline remains well-funded into 2027, allowing for continued growth despite the broader interest rate environment. To capitalize on this, the company successfully executed capital market transactions during the quarter, including the sale of 5.3 million common shares under forward agreements. These moves provide the liquidity necessary to support the updated investment target of $1.7 billion to $2.1 billion for the year. Furthermore, shareholders received a quarterly cash dividend of $0.940 per share, reflecting a 4.4% increase over the second quarter of 2025.
