Located at 222 Holmes Road, the project sits inside Beltway 8 with direct access to US-90 and State Highway 288. The site is positioned roughly 15 minutes from the Texas Medical Center and Hobby Airport, placing it in one of the city's most supply-constrained infill locations. While the broader Houston metro reports an average vacancy of 6.3 percent, the Inner Loop South submarket remains significantly tighter, prompting the development of this Class A cross-dock facility.
Beyond its location, the project distinguishes itself through high-capacity infrastructure. The center features 10,000 amps of power, a specification intended to attract advanced manufacturing firms and data center-adjacent tenants. Demand from these sectors has increased sharply, with data center-related logistics leasing in the area quadrupling since 2022. Vault Partners will manage construction alongside FCL Builders, while Michael Foreman of Cushman & Wakefield oversees leasing. BancFirst is providing the construction financing, with Goree Architects serving as the lead designer.
