Newmark President Conor Lalor, who represented JDJ in the negotiations, noted that the asset’s appeal lies in its scarcity and strong demographic footprint. Investors are particularly focused on the center’s embedded rent-growth potential, as current lease rates remain conservative compared to national benchmarks for comparable lifestyle centers.
