Competition for Texas real estate cooled significantly this year, as 69% of Realtors reported that their clients faced no bidding wars. This shift marks a distinct departure from the frenzied environment of previous cycles, allowing house hunters more time to deliberate rather than rushing into impulsive, high-stakes decisions.

The 2026 Texas Homebuying Experience Report reveals that nearly one-third of buyers secured their homes after submitting just a single offer. Agents confirmed that 71% of clients felt they had adequate time to conduct their searches, with only a negligible 2% reporting a sense of urgency. This relief in market pressure has fundamentally altered the typical buying trajectory, moving away from the rapid-fire acquisitions that defined recent years.

Despite the improved selection, affordability remains a persistent friction point. While inventory shortages are no longer the primary hurdle—with only 6% of agents citing a lack of homes as a reason for paused searches—many buyers are hitting walls due to the cumulative impact of property taxes, insurance premiums, and interest rates. Jennifer Wauhob, Chairman of Texas Realtors, noted that while buyers enjoy more choices, they must often recalibrate their expectations once the full reality of monthly carrying costs comes into focus. Those who stepped back from the market most often pointed to shifting life circumstances or specific property needs rather than a scarcity of available options.
