The firm’s recent activity includes breaking ground on Anthem in Arlington, a $135 million redevelopment of the former Lincoln Square shopping center, and initiating construction on Shivers Farm in Southlake. Both projects, alongside the Dunham Pointe development in Cypress, benefit from grocery-anchored demand, with Whole Foods Market securing spots in the latter two. According to JLL, 81% of investors now prioritize grocery-anchored centers, a trend Trademark is leveraging to secure debt and equity from partners like Harrison Street Asset Management and MetLife Investment Management.
Beyond these developments, the company is diversifying through acquisitions, such as the Oak Hill Plaza in Austin, and expanding its operational management with the takeover of Atlantic Station in Atlanta. Terry Montesi, Trademark’s founder and CEO, characterizes this period as the end of a long industry drought and the beginning of a fresh retail cycle. With national retail construction remaining historically scarce, the firm is positioning itself to capture value in high-demand corridors, supported by data from Green Street showing mall valuations rising by 13% across the sector.
