Unlike standard deductibles that often rely on flat dollar amounts, wind deductibles in Florida are typically calculated as a percentage of a home's total dwelling limit. A property insured for 400,000 dollars with a two percent deductible, for instance, requires the owner to cover 8,000 dollars in repairs before the insurer contributes a cent. This structure can result in costs far exceeding typical expectations, especially as property values rise.

Water damage coverage presents its own set of complexities. While sudden events like burst pipes usually fall under standard policies, flood damage is almost universally excluded and requires separate coverage. Feller emphasizes that homeowners must scrutinize their policy caps, as insurers may place strict limits on repair payouts. By evaluating optional endorsements—such as those covering sewer backups—and comparing policy limits against local construction costs, residents can better insulate themselves against the region’s frequent hurricane and storm risks before the next season begins.
