Blue Owl Capital Secures 34-Branch Bank Portfolio for $91.7 Million

Blue Owl Capital has finalized a $91.7 million sale-leaseback deal, acquiring 34 bank branches from Trustmark Corporation. The transaction allows the Mississippi-based financial institution to unlock capital from its real estate holdings while securing long-term occupancy through triple net leases across five states.

The properties, located throughout Mississippi, Florida, Tennessee, Alabama, and Texas, will remain under Trustmark’s operational control through 15-year lease agreements. These contracts include three consecutive five-year renewal options, ensuring Blue Owl a consistent stream of rental income backed by the bank’s BBB+ investment grade credit rating.

For Trustmark, the move serves as a strategic pivot to optimize its balance sheet. CEO Duane Dewey noted that the capital gains from the sale are being used to restructure the bank's portfolio and improve net interest margins without altering the daily experience for local customers. Marc Zahr, co-president of Blue Owl, cited the deal as a prime example of how financial institutions are leveraging real estate to navigate the current interest rate environment and enhance capital efficiency.
