The primary culprit behind premature roof failure is the constant thermal stress placed on materials. As shingles expand and contract during Michigan's volatile temperature swings, their adhesive seals degrade, leaving the structure vulnerable to moisture. While a shingle might be rated for three decades in a temperate climate, the harsh reality of regional weather often results in significant granule loss and curling by the twenty-year mark.

Ice dams represent another unavoidable threat. When snow melts and refreezes at the roof edge, it creates a dam that forces water beneath the shingles. Even with optimal attic insulation, this cycle remains a persistent risk. Meadows emphasizes that waiting for visible ceiling stains or water damage is a costly error; by the time such symptoms appear, rot or mold may have already compromised the roof deck. Proactive maintenance—specifically inspecting gutters for loose granules and checking flashing after severe storms—serves as the most effective defense against expensive structural repairs.
