Mattamy Homes Expands Footprint in Vail with Two New Neighborhoods

With the Oasis development nearing capacity, Mattamy Homes is doubling down on Southern Arizona’s growth by launching Alamar and Covena Pointe. These latest additions to the master-planned Rocking K community in Vail aim to capture sustained demand from families and empty nesters seeking proximity to desert recreation.

Alamar offers an intimate, boutique setting with just 38 homesites. The neighborhood features four floorplans ranging from 1,735 to 2,286 square feet, anchored by a model home designed to emphasize a smaller, close-knit living environment.

In contrast, Covena Pointe spans 174 homesites focused on panoramic accessibility. By restricting construction to single-story floorplans—which range from 1,586 to 2,745 square feet—the builder aims to maintain clear sightlines of the Rincon Valley and the Rincon Mountains. Prospective buyers can currently tour four distinct models at the site, with entry-level pricing for both neighborhoods starting in the $300,000s.

Rocking K has become a regional focal point for its integration with the Vail Unified School District and its formal dark-sky designation. Residents benefit from a sprawling network of trails, the Diamond Community Park, and a weekly farmers market. According to Anjela Salyer, President of Mattamy Homes' Tucson Division, the expansion reflects a strategic effort to provide diverse housing options in a market that continues to draw interest from move-up buyers and professionals alike.
