Knightvest Capital Snaps Up 1,027 Austin Units in Discounted Deal

Dallas-based Knightvest Capital has acquired the Silicon Hills portfolio, a 1,027-unit collection of three multifamily communities in Round Rock, Texas. The transaction, marking the 20th investment for the firm's Fund II, allows the investor to secure established assets at a significantly reset cost basis in a high-growth corridor.

The acquired assets—Enclave at La Frontera, Lakeside at La Frontera, and Legends Lake Creek—were all constructed between 2001 and 2004. Knightvest plans to rebrand these properties as Brixton, Calder, and Sutton, respectively. The firm will immediately deploy its in-house management platform to oversee a comprehensive renovation program, targeting exterior upgrades, common area improvements, and modernized unit interiors featuring quartz countertops.

David Moore, founder and CEO of Knightvest, noted that the portfolio was acquired at a deep discount compared to both recent market trades and current replacement costs. This strategic entry into the Northwest Austin Silicon Hills corridor places the properties near major employers including Dell, Apple, and Samsung. The deal reflects a broader market trend in Austin, where interest rate pressures and inventory oversupply have pushed owners to divest assets at lower valuations, providing well-capitalized firms like Knightvest the opportunity to acquire prime locations at a fraction of the cost of new construction.
