Ziegler Secures $66 Million for BHI Senior Living Affiliates

Investment bank Ziegler has finalized two major bond transactions totaling $66.4 million for Maple Knoll Communities and Westminster Village North. The capital infusion supports two non-profit senior living affiliates of BHI Senior Living, providing debt refinancing and new capital for infrastructure across their Ohio and Indiana campuses.

Maple Knoll Communities, a 175-year-old organization operating in southwest Ohio, successfully closed $23.4 million in Series 2026 Refunding Revenue Bonds. The financing replaces three outstanding 2021B bank loans, utilizing a 10-year commitment paired with a 5-year interest rate swap to stabilize long-term debt obligations. The organization currently manages 395 independent living units alongside assisted living and skilled nursing facilities in Springdale and Oxford.

Simultaneously, Indianapolis-based Westminster Village North secured $43 million to refinance 2016 bank loans while unlocking $2.1 million in new capital for general expenditures. This package features a 10-year commitment and a matching 10-year interest rate swap, extending the community’s maturity schedule to 2050. Both entities joined the BHI Senior Living network within the last three years, which now oversees 10 market-rate continuing care retirement communities across the Midwest. Tom Meyers of Ziegler noted that the concurrent execution of these deals highlights the strengthening credit profiles of the individual borrowers and the broader BHI organization.
