GSR Files Plans to Transform Overland Park’s Corporate Woods

The filing kicks off the city’s entitlement process, which requires technical reviews and public hearings before the Planning Commission and City Council. GSR, operating as a joint venture named GSR Development, aims to preserve the site's professional foundation while pivoting toward modern urban planning standards. Patrick Brooks, Vice President of Geosam Capital US, described the project as a move to align the property with contemporary lifestyle demands, emphasizing that the district needs to evolve to remain a competitive employment center.

A core component of the revitalization is the introduction of "Missing Middle Housing"—a design concept championed by consultant Dan Parolek of Opticos Design. These structures aim to bridge the gap between single-family homes and high-rise apartments, offering a denser, more varied residential footprint. The plan also integrates new multi-modal trails, connecting the office campus to the existing Indian Creek Bike and Hike Trail system. By prioritizing walkability and public gathering spaces, the developers intend to create a destination that functions beyond standard business hours. The project team includes BNIM, Olsson, Polsinelli, and CBRE, marking GSR’s first major infill redevelopment project in the Midwest.
