Ally Waste Launches Portal to Uncover Hidden Multifamily Trash Costs

Multifamily property owners often treat waste hauling as a blind expense, but a new auditing platform aims to strip away the opacity surrounding these recurring costs. By analyzing historical invoices across entire portfolios, the tool identifies specific hauler fees that operators have historically paid without scrutiny or clear justification.

James Crawley, CEO of Ally Waste, argues that while owners aggressively negotiate insurance and payroll, waste management remains an overlooked operation due to a lack of specialized oversight tools. The company’s new platform, WasteOps, aims to convert this traditionally opaque line item into a transparent, manageable expense. In a recent test case involving a 26-community portfolio with 8,000 units, the audit uncovered over $400,000 in avoidable hauler fees, representing nearly 12% of total waste expenditures.

Beyond data visualization, the platform connects digital insights with physical property management. Ally Waste teams use these findings to optimize hauler agreements, adjust container placement, and shift bulk removal services from reactive, one-off tasks to recurring, predictable operations. This hybrid approach differentiates the service from simple analytical software by ensuring the identified inefficiencies translate directly into realized savings for property owners.
