Boardwalk REIT Reports Solid Q2 2026 Growth Amid Portfolio Pivot

Calgary-based Boardwalk Real Estate Investment Trust delivered a resilient second quarter for 2026, reporting Funds From Operations of $1.19 per unit—a 2.6% increase over the same period last year—as the company continues to shed non-core assets and aggressively repurchase its own units in a shifting market.

The REIT’s Net Operating Income reached $107.2 million, supported by a consistent 97% occupancy rate across its residential portfolio. CEO Sam Kolias attributed the performance to the high demand for affordable housing, which remains a key pillar of the Trust’s stability. Despite broader economic headwinds, the company maintained its 2026 financial guidance, projecting FFO per unit in the $4.60 to $4.80 range.

Strategic capital allocation defined the quarter, with the Trust divesting over 1,000 suites across Alberta, Saskatchewan, and Quebec for $222 million. This recycling strategy is fueling a significant share buyback program; the Trust has invested $203.5 million year-to-date to cancel more than 3.1 million units. Additionally, a new partnership with DGAM Global Asset Management aims to bolster growth in Western Canada, marking a move toward co-ownership models to optimize the firm's balance sheet and operational efficiency.
