For many new homeowners, the shock of a denied claim often stems from a misunderstanding of what a standard policy actually covers. Charlotte-based insurance agent David Stroman highlights that while basic protection exists for fire or theft, significant vulnerabilities remain regarding routine maintenance and specific natural disasters.

Standard policies typically center on four pillars: the home’s structure, detached property, personal belongings, and liability. However, the distinction between named peril and open peril coverage dictates exactly how these are protected. While open peril policies cover everything except specifically stated exclusions, named peril agreements pay only for losses explicitly listed in the contract. Understanding this difference is the primary defense against unexpected out-of-pocket expenses.

Water damage remains a frequent point of confusion. Sudden events, such as a burst pipe, usually trigger coverage, but long-term seepage or slow leaks are typically classified as maintenance issues. Similarly, flood and earthquake damage are almost never included in standard plans, necessitating separate policies for those at high risk. The same logic applies to mold and pest infestations, which insurers generally view as preventable through consistent property upkeep.

Financial protection also hinges on how a policy calculates value. Replacement cost coverage pays to rebuild without factoring in depreciation, whereas actual cash value coverage accounts for it, potentially leaving a homeowner with a significant shortfall. Furthermore, high-value items like jewelry or art often require specific endorsements because they frequently exceed standard policy limits. Stroman recommends reviewing declarations pages and updating coverage every two years—or following any major renovation—to ensure that liability limits and asset protection keep pace with current financial realities.
