Roots are naturally drawn to the trace moisture escaping from even the smallest cracks or loose joints in a sewer line. Older infrastructure faces the highest risk. Homes constructed before the 1970s frequently rely on clay, Orangeburg, or cast iron pipes that are susceptible to shifting soil and joint separation. Homeowners often mistakenly assume that distance from a tree provides safety, yet root systems can extend two to three times the total height of the tree canopy. Even modest ornamental shrubs can trigger the same destructive cycle.
Early warning signs include gurgling toilets, recurring backups, or drains that slow down simultaneously across the household. Experts recommend using sewer camera inspections to diagnose the problem without the need for invasive excavation. By identifying the location and severity of the intrusion early, property owners can avoid the catastrophic costs of a full pipe collapse. Species such as willows, poplars, and silver maples remain the primary culprits, making them a critical factor to consider when evaluating property risk.
