Construction is currently underway on the $25 million Valencia Airport Center, a project designed to address a local shortage of institutional-grade industrial space. The facility features a fully concrete truck court, dedicated trailer parking, and high-security perimeter fencing. By positioning the warehouse near Tucson International Airport, developers are banking on the site's immediate access to the I-10 and I-19 logistics corridors to attract major manufacturing and defense tenants.
The development serves as the third Arizona project for Provident, which has managed over $7.5 billion in real estate ventures since 1991. Market Leader Steven Nemer, who previously called Tucson home, emphasized that the site represents one of the final undeveloped parcels along the high-traffic Valencia corridor. As the Tucson metropolitan area continues to leverage a diverse employment base—spanning mining, technology, and defense—the firm expects the facility to be ready for occupancy by the second quarter of 2027.
