Bow River Capital Exits Idaho Industrial Market with Fuller84 Sale

A 439,600-square-foot industrial portfolio in Nampa, Idaho, has changed hands, marking a strategic exit for Denver-based Bow River Capital. The firm finalized the sale of the three-building Fuller84 Business Park on June 30, 2026, successfully offloading the asset from its second dedicated real estate investment vehicle.

The transaction underscores the firm’s strategy of targeting high-growth, supply-constrained markets. Drew Lacey, director of the firm’s real estate platform, pointed to the regional influence of Micron Technology’s $50 billion semiconductor expansion as a primary catalyst for the area's industrial demand. This project, which helped drive job growth and supplier clustering, served as the core of the firm's investment thesis for the Boise metropolitan corridor.

At the time of the sale, the newly constructed Class A campus was 94.2% occupied by institutional-grade tenants. The property features modern industrial specifications, including 32-foot clear heights and high-capacity power service, situated near the intersection of Interstate 84 and the SH-16 highway extension. By offloading the asset, Bow River Capital completes a major cycle for its Real Estate Fund II, aiming to capitalize on the sustained economic momentum currently reshaping the Idaho industrial landscape.
