Herman’s career trajectory began in the early 1990s at Merrill Lynch, where she managed Northeast operations during the firm’s initial push into real estate diversification. When Merrill Lynch later moved to divest its real estate arm to Prudential, the then 29-year-old executive bypassed conventional denials from banks and corporate leadership. Her persistence culminated in 2001, when she secured an $83 million loan with no money down to acquire the business.
Partnering with Howard Lorber in 2003, she purchased Douglas Elliman and expanded its footprint from Montauk to Manhattan. She pioneered a "one-stop shop" model that integrated mortgage and title services, eventually scaling the organization to oversee more than 7,000 agents and 110 offices. Today, she maintains her vice chair role at the brokerage while hosting two radio programs, "Eye on Real Estate" and "Real Talk," on AM 970 The Answer. As she prepares to publish a book detailing her professional journey, the industry continues to look to her as a model for scaling high-stakes financial operations.
